Where are our properties located?

London, Leeds, Manchester, Birmingham, Sheffield and throughout the UK in the majority of cases. This is where the majority of our landlords have properties so where we have the relationship that allows us to negotiate the deal.
We do not often source deals where we do not have a existing relationship with the landlord as we need to trust the owners of the property and know they be happy throughout the term of the R2R. However, we do get a nice supply of leads in from various sources that we would be happy to pass to a 3rd party.

Can you offer guarneteed income levels?

Unfortunately no. There are too many factors to consider that are outwith our control to offer income guarantees. As a rule, we would not recommend a deal that did not generate a minimum of £600 profit each month. The final profit is often affected by the R2R landlords decisions and actions.

What type of properties do you have?

Generally, we have properties from within our portfolio and network that we have identified as viable Serviced Accommodation units. We tend to only do one a month internally so have an abundance of properties we would love to do ourselves but simply do not have the time to do them ourselves.
We look to solve a landlords “problem”, whatever that may be. Landlords with an issue that you can help with make very good R2R clients. Their problem may be cashflow, stress or that they want peace of mind. If we can get a Win-Win, then it means the relationship will last.

What is involved in your R2R Service?

  • Explaining fully the concept to the owner and getting them on board
  • Negotiations with landlord to get a BMV rent (varies from cased to case)
  • Setting up of the lease terms and deal
  • Advice on getting the property ready to let / pricing etc
  • Passing over of a fully operational R2R property

Most R2R clients enjoy setting their new properties themselves, however we can help with the full set-up process if required.

What happens next?

Sourcing a property is the first of a 3 stage process. The middle stage is the set-up and the final stage in the management. We can help in both these stages. for the set-up we can do everything to get your property ready – fully furnish, kit out, arrange bedding, organise cleaners, take marketing picture and prepare the schedules.
Once it is all set up we can then take over the total management of the property. This included all marketing and management focusing on making it a totally hands off service for you.
